NOTICE OF PUBLIC MEETING
FOR PROPOSED AMENDMENT
TO THE ZONING BY -LAW
OF THE TOWNSHIP OF ORO-MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Monday May 29, 2006 at 7:00 p.m. in the Municipal Council Chambers. The purpose of the public
meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34 of the
Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands described as East Part Lot I,
Concession ] (former Township of Oro), municipally known as 9 Trafalgar Drive. The subject land is
proposed to be rezoned from the Agricultural/Rural (A/RU) Zone to the Shoreline Residential (SR) Zone. The
applicant was recently granted consent to sever a rural residential lot which was approved by the Committee
of Adjustment on February 16'h 2006 (Consent Application 2005-B-54). As part of the provisional approval,
the applicant must apply for and obtain a rezoning to recognize the intended residential use.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of
or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision of the
Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public
meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario
Municipal Board may dismiss all or part of the appeaL
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning By-
law Amendment, you must make a written request to the address below.

Re: Notice of Proposed Zoning ByLaw Amendment (Gail and Peter Raikes)

Staff of the Lake Simcoe Region Conservation Authority (LSRCA) have completed our review
of the above-noted application. We have no objection to the proposed amendment. Please note
that we have identified a small headwater tributary to Lake Simcoe on the subject property. No
development should occur within 30 metres of both sides of this watercourse (buffer area). We
request that the Township place this watercourse and associated buffer into an appropriate zoning
category that would have the effect of maintaining it in a naturally vegetated and undisturbed
state. We offer the following additional comments:
The applicant should be advised that these lands are currently located partially within the Fill and
Construction (floodplain) Limits regulated by the LSRCA. The regulation boundaries of the
LSRCA are currently under review as required by Ontario Regulation 97-04 which is expected
to come into effect as of May I, 2006. A permit may be required from the LSRCA prior to ~he
commencement of any future development or construction on these lands.
Please note that effective April I, 2004, the Board of Directors of the Conservation Authority
adopted Staff RepOlt 13-04-BOD which provided for the collection of fees for the review of
planning and engineering submissions to the Conservation Authority. In accordance with ~he fee
schedule attached to the staff report, a Processing/Preliminary Approvals Fee of $300.00 is
required to complete the review of the official plan and zoning amendments and associated
severance applications. By copy of this letter to the applicant we request that they submit this
fee to the LSRCA as soon as possible.

Thank you for circulating a copy of the proposed Zoning By-law Amendment for the
above-noted property to this office. The amendment proposes to rezone the property to
the Shoreline Residential (SR) Zone to permit a residence on the site. The new lot was
created via Consent Application 2005-B-54.
Elementary students residing in this area may attend Shanty Bay Public School and
secondary students will be bussed to Eastview Secondary School.
