FOR PROPOSED AMENDMENT
TO THE ZONING BY-LAW
OF THE TOWNSHIP OF ORO-MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Mouday, February 27, 2006 at 7:00 p.m. in thc Municipal Council Chambers. The purpose of the
public meeting is to obtain public comments on proposed amendment to the Zoning By-law, under Section 34 of
the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the proposed Zoning By-law Amendment is to amend the zoning provisions on lands
described as Part Lots 3 and 4, Concession 4 (Oro) within Registered Plan M-741. The subject lands are
currently subject to the Exception 140 standards in the Township ofOro-Medonte Comprehensive Zoning By-
law. The proposed zoning amendment would clarifY thc permitted encroachments into the front, rear and side
yards of rcsidential dwellings. No changes to permitted uses, lots sizes or densities are proposed as part of the
Amendment.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of
or in opposition to the proposed Amendmcnt. If a person or public body that files an appeal of a decision of the
Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public
meeting or make written submissions to the Township before the proposed Amendment is adoptcd, the Ontario
Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning By-
law Amendment, you must make a written request to the address below.

Thank you for forwarding Notice of the Public Meeting for the above-noted rezoning application to
this office for review. The proposed amendmenl will clarify the permitted encroachments into the
front, rear and side yards of residential dwellings. The subject property is currently subject to the
Exception 140 standards of Oro-Medonte Comprehensive Zoning By-law.
Planning staff have no objections to the proposed rezoning application. Elementary students
residing in this area of the municipality attend W.R. Best Public School and secondary students
attend Eastview Secondary School. Please note that our previous letter had commented that W.R.
Best Public School and Eastview Secondary School would be the receiving schools for students
residing in these units.

Dear Mr Hoppe:
Thank you for your request for input regarding proposed amendments to zoning by law registered plan
M-741.
As Oro-Medonte Corporation considers amendments to the plan of subdivision within Horseshoe Resort
Plan number M-741 we as adjoining homeowners wish the following concerns to be addressed.
This plan, even without amendments, does not compliment those community members owning estate lot
housing. The plan for small building lots and increase the population per acre has decreased the value of the
estate properties and to further amend the plan to assist the growth in this type of development is not serving
the wishes of the CUlTent residents.
Surely the lack of success on the part of Laurel Homes Development in promoting small lot sales tell all
who are listening, that this type of development should not be extended to any future building plans.We
would also voice a concern that the majority of homes purchased in the Laurel Home Development are being
sold to homeowners who are not permanent residents but instead recreational users. As well we have faced
expansion of time share ownership with the recent expansion of Carriage Hills Development. The approval of
plan M-741 will certainly effect the proportions of permanent and part time occupants within Horseshoe
Highlands and thereby effecting community expectations and involvemnent.
We continue to have concerns regarding the large increase in traffic generated from this form of small lot
development. Certainly this increase in traffic does not interface comfortably with those permanent residents
living in the estate lots section of Horseshoe Highlands.
If amendments are required we would support changes which would alter the plan back to estate lots as
there continues to be a need for large lots. At the present timc there are very few estate lots available for home
construction the majority of lot availability has been focused on smaller lot homes.
We would be prepared to meet with the Planning Committee or Council to enlarge on our concerns. At this
time we indeed wish to demonstrate our lack of support for the amendments outlined in the existing Zoning
By-Law described as Part Lots 3 & 4, Concession 4 within Registered Plan M-741.
