NOTICE OF PUBLIC MEETING
FOR PROPOSED AMENDMENT
TO THE ZONING BY-LAW
OF THE TOWNSHIP OF ORO-MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Monday, January 30,2006 at 7:05 p.m. in the Municipal Council Chambers. The purpose of the
public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34
of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands described as Concession 9,
East Part Lot 22 (former Township of Oro). The subject land is proposed to be rezoned from the
Agricultural/Rural (AfRU) Zone to the Rural Residential Two (RUR2) Zone. On May 4th 2005, the
Committee of Adjustment granted consent to sever a Rural Residential lot (Consent application 2005-B-13).
As part of the provisional approval, the applicant must apply for and obtain a rezoning to allow the severed lot
to be used for residential purposes.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of
or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision of the
Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public
meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario
Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township ofOro-Medonte in respect to the proposed Zoning By-
law Amendment, you must make a written request to the address below.

We have completed our review of the above-noted application and advise that we have no
objections to its approval. We offer the following comments:
We note a watercourse within 30 metres of the subject property. This watercourse supports a
coldwater fisheI)' resource. In order to protect the local fisheries we require buffers, measured
a minimum distance of30 metres from the edges of coldwater streams. No development should
occur within the buffer areas to this stream. Ideally, the buffer on this property should be
appropriately zoned to maintain it in a naturally vegetated and undistw-bed state.
The applicant should be advised that, although we do not have any floodplain mapping for this
area, the watercourse on the adjacent property appears to have a drainage area greater than 125
hectares. It is the Authority's opinion that, due to the size of the contributing drainage area,
portions of the property may be subject to flooding during a Regional Storm Event. Should any
further development occur on this property we would recommend a small flood plain study be
carried out by a qualified consultant demonstrating that any proposed development is outside of
the floodplain. A permit maybe required from the Lake Simcoe Region Conservation Authority
should any development within the flood prone areas be contemplated.
Please be advised that in accordance with the Conservation Authority's Staff Report 13-04-BOD
which provides for the collection of fees for the review of planning submissions, a PreliminaI)'
Analysis Fee of $300.00 is required. Currently this fee is outstanding. Please request the
owner/applicant to forward the required fee as soon as possible.

Thank you for forwarding a copy of the above-noted rezoning application to this office for
review. The proposed amendment will zone the subject property from the
Agricultural/Residential (A/RU) Zone to the Rural Residential Two (RURZ) Zone. The
applicant was recently granted consent to sever a rural residential lot (Consent Application
2005-B-09). Therefore, the applicant must apply for and obtain a rezoning to allow the lot to
be used for residential purposes.
Planning staff have no objections to the proposed rezoning application. Elementary students
residing in this area of the municipality attend East Oro Public School and secondary students
attend Orillia Park Street Collegiate.
