04 01 2005 Site Plan Control Agenda TOWNSHIP OF ORO-MEDONTE SITE PLAN COMMITTEE AGENDA TO BE HELD AT THE ADMINISTRATION OFFICE NEUFELD ROOM @ 9:00 A.M. FRIDAY, APRIL 1, 2005 1. 9:00 a.m. DISCLOSURE OF PECUNIARY INTEREST AND THE GENERAL NATURE THEREOF: - “IN ACCORDANCE WITH THE ACT”. 2. 9:05 a.m. TIM AND SHELLEY PIERCE – SITE PLAN APPLICATION LOT 76, PLAN 1464, CONCESSION 11 – 3 MAZEPA PLACE (UKRAINIAN VILLAGE) – ROLL #010-011-15600 Mr. and Mrs. Pierce are proposing to construct a 24’ x 36’ addition to their existing home located at 3 Mazepa Place. As Mazepa Place is an unassumed road, Mr. and Mrs. Pierce must enter into a Site Plan Agreement and remove the Holding Symbol, prior to the issuance of a Building Permit. Township staff have been circulated the Site Plan and comments will be circulated at the meeting. 3. 9:20 a.m. JIM MARTIN – SITE PLAN APPLICATION LOT 4, CONCESSION 5 – ROLL #010-002-29400 Mr. Martin is proposing to build a residential home on his 275’ x 375’ lot fronting Line 4 North. As a condition of his consent application, Mr. Martin must enter into a Site Plan Agreement indicating a green belt (buffer area) that is to be retained on the lot and location of his driveway. Township staff have been circulated and provided the following comments: Andria: Rezoned to “RUR2” Zone. Complies with setbacks for “RUR2” Zone. As directed at public meeting, copy of plan provided to neighbour for information. Keith: Land transfer required before Site Plan Agreement can be completed. Mr. and Mrs. Maize th (neighbour): Correspondence dated May 26, August th 16 and December 15, 2004. 4. 9:45 a.m. FRESKIW FARMS BARRIE NORTH INC. – SITE PLAN APPLICATION – WEST ½ LOT 19, CONCESSION 13 – ROLL #010-012-01100 Freskiw Farms is proposing to construct a retail garden centre, consisting of two retail sales buildings and two greenhouses, located on the south side of Hwy. #11 and Line 12 South. Township staff have been circulated and provided the following comments: Ron: No objections. Andria: Zoned “A/RU” and “EP” – lot area, 12.9 ha (32 ac). “A/RU” Zone permits: ? Specialized agricultural use; ? Farm produce sales outlet; ? Market garden. Need to determine from applicant, specific usage for compliance. ? On March 17, 2005, Mr. Freskiw confirmed proposed use of property complies with “specialized agricultural use” definition in Zoning By-law 97-95. Commercial greenhouse not permitted. Only allowed in general commercial zone. Parking spaces required (32) are provided on plan. Ensure they meet size of 3 x 6 m. Page 3 – Site Plan Committee Agenda (April 1, 2005) Joe: No concerns. Jerry: M.T.O. approval for driveway. Marilyn: No concerns. Confirm drainage away from septic. M.T.O.: Drainage plan satisfactory to Ministry building/land use, sign and encroachment permits required. Keith: Confirm size of driveway pipe after snow is gone. 5. 10:15 a.m. BARRIE SPEEDWAY – SITE PLAN APPLICATION SOUTH PART OF THE EAST HALF OF LOT 22, CONCESSION 8 240 LINE 8 SOUTH – ROLL #010-009-06700 Barrie Speedway is proposing to construct a two (2) level, 52’ x 20’ addition. The upper floor is to house two (2) V.I.P. suites, press box and office. The lower level is proposed to be developed in the future. Township staff have been circulated and comments will be distributed at the meeting.
