TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Monday, September 19, 2005 at 7:20 p.m. in the Municipal Council Chambers. The purpose of the
public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34
of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands described as Concession
5 Part lot 10 (formerly Medonte). The subject land is within 500m of the closed waste disposal site. The
applicant must apply for and obtain a rezoning to remove the Exception, which will allow the lot to be used for
residential purposes. The applicant is now applying to re-zone the lands from Agricultural I Rural Exception 96
(A/RU*96) to Agricultural I Rural (AIRU) Zone in the Township's Zoning By-law 97-95, as amended.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of
or in opposition to the proposed Amendment. Ifa person or public body that files an appeal of a decision of the
Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the pl,lbliC
meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario
Municipal Board may dismiss all or part of the appeal.

Thank you for forwarding a copy of the above-noted rezoning application to this office for
review. The proposed amendment will zone the subject property from the Agricultural/Rural
Exception 96 (A/RU*96) Zone to the AgriculturallResidential (A/RU) Zone. The applicant
owns vacant land within 500 metros of the closed waste disposal site. Therefore, the applicant
must apply for a rezoning to remove the Exception, which will allow the lot to be used for
residential purposes.
Planning staff have no objections to the proposed rezoning application. Elementary students
residing in this area of the municipality attend Moonstone Elementary School and secondary
students attend Midland Secondary School.

Please find attached peer review comments from the County's consullant Jagg Rims with
respect to the D4 study conducted on the above noted property. The consullant concludes that
based on the report and their knowledge of the closed landfill site, there are no !technical
emironmental constraints related to the landfill site for which the County should withhold
approval for the prop()sed,deyeJ()prnent of the subject property. I
In addition, the followiilgcoriditions will be required to be completed to the satisfaction of the

ThanK you for circulating the County of Simcoe. The proposed Zoning By-law Amendment f r
subject lands described as part lot 10, concession 5 is currently designated Agricultural and
therefore subject to the Rural and Agricultural policies of the County's Official Plan. The pro osed
amendment would rezone a portion of the subject lands from its current Agricultural/Rural E ception
96 (NRU'96) zone to an Agricultural/Rural (AlRU) zone which will allow the lot to be used f r
residential purposes.
The subject lands are within 500 metres of an inactive landfill site operated by the County 0 Simcoe.
A D4 study has been submitted and peer reviewed to the County of Simcoe's satisfi tion and
conditions of re;zoning were included in a June 28, 2005 letter to the. Township.
The new zone should be a Hold ;zone to alloW the proposed use and consideration f further
structureS.
