09 19 2005 2005-ZBA-19 Bachly Public Agenda NOTICE OF pm~LIC MEETING FOR PROPOSED AMENDMENT TO THE ZONING BY-LAW OF THE TOWNSHIP OF ORO-MEDONTE 2005-ZBA-I9 TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public Meeting on Monday, September 19, 2005 at 7:10 p.m. in the Municipal Council Chambers. The purpose of the public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands legally described as Blocks 65,66,67,68,and 69, Plan 51 M-676 (Medonte), Township of Oro-Medonte. The subject land is currently zoned Residential One Hold R I (H) in the Township's Zoning By-law as amended. The subject property comprises five separate blocks within the Bachly subdivision, located at the southeast corner of Moonstone Road (County Road 19) and Line 7 North. The Zoning By-law currently requires a minimum lot area of 2000 square metres, whereas the subject application proposes a reduction to a minimum of 1860 square metres. Furthermore, the applicant has requested a minimum interior side yard setback of 1.5 metres on one side, and 3.5 metres on the other whereas the By-law currently requires 2.5 metres on both sides. A KEY MAP illustrating the location of the subj!:ct lands is provided below. -- ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral sl!bmission at the public meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Transportation Engineering staff has completed the review of the proposals and provides the following comments: I I Dear Ms. Chapple; ZBA 18 The subject property currently has access to County Road 11 and 7V. Line North through adjacent lands to the east, with frontage on the 6th Line North and County Road 11. The Transportation Division requests the proposed development of the property be subject to site plan approval. The concerns of the Transportation Division relate to the change in use of the existing entrance, entrance design and approval, traffic impact, storm water management, structure set backs and the ability of pit traffic to ,-!se the existing internal road to directly access County Road 11. The implementation of site plan control will ensure the development conforms to the by-laws and policies of the County Transportation and Engineering Division at the time of development and in the future. ZBA 19 The Transportation Division has nO objection to the proposed amendment provided the minimum set back requirements of the County of Simcoe are maintained for the lots adjacent to County Road 19.
