04 18 2005 2005-ZBA-03 Public Agenda NOTICE OF PUBLIC MEETING FOR PROPOSED AMENDMENT TO THE ZONING BY-LAW OF THE TOWNSHIP OF ORO-MEDONTE 2005-ZBA-03 TAKE NOTICE that the Council of the Corporation of the Township ofOro-Medonte will hold a Public Meeting on Monday, Aprit 18, 2005 at 7:20 p.m. in the Municipal Council Chambers, The purpose of the public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34 of the Planning Act, R.S.O. 1990 c, P. 13. THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands described as Concession 7, Part of Lot 21 (formerly within the Township ofOro), The subject land is currently zoned General Commercial Exception (GC*32) Zone, The applicant is applying to re-zone the lands from the GC*32 Zone to permit the operation of a commercial micro brewery, A KEY MAP illustrating the location of the subject lands is provided below. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Amendment. If a person or public body that tiles an appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Box 100 Oro, ON LOL 2XO Re: Zoning By-law Amendment 2005-ZBA-03 Highway 11 Lot 21, Concession 7 - Township of Oro County of Simcoe Dear Ms. Pennycook, The ministry has completed its review of the above noted zoning by-law amendment. This amendment has been considered and reviewed in accordance with the requirements of the Public Transportation and Highway Improvement Act. The Ministry has no objection in principle to the proposed By-law amendment. The subject property falls within the ministry's permit control area (within 395 m of an intersection I interchange; within 45 m of the highway) and as such requires ministry permits (Building I Land-Use, Sign) should construction occur on site or the property owner wish to erect (a) sign(s). The Ministry requires that any new buildings and structures both above and below ground must be set back a minimum of 14,0 from the ultimate highway property line, All access to the site must be from 7'h Line, No new access to the site will be permitted from Highway 11 and existing entrance(s) to Highway 11 must be closed, This will be a condition of ministry permits and must occur prior to commencement of construction. The applicant will be required to submit to the Ministry a stormwater management report and traffic impact study, both for impacts to Highway 11 and 7th Line.
