NOTICE OF PUBLIC MEETING
FOR PROPOSED AMENDMENT
TO THE ZONING BY -LAW
OF THE TOWNSHIP OF ORO-MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Monday, October 18, 2004 at 7:30 p.m. in the Municipal Council Chambers. The purpose of the
public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34
of the Planning Act, R.S.O. ]990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands described as Concession 3,
Part of Lot 27 (former]y within the Township of Oro). The subject property is currently not zoned (formerly
CN Railway line). The proposed amendment would zone the subject property to a Residential One Exception
(R I *) Zone to permit a single detached dwelling and to permit a lot frontage of 20 metres (66 feet) and not the
required 30 metres (98.4 feet).
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of
or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision of the
Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public
meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario
Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning By-
law Amendment, you must make a written request to the address below.

Thank you for forwarding a copy of the above-noted rezoning application to this office for
review. The proposed amendment will zone the subject property to a Residential One Exception
(R I *) Zone to permit a single detached dwelling and to permit a lot frontage of 20 metres and not
the required 30 metres.
Planning staff have no objections to the proposed rezoning application. Elementary students
residing in this area ofthe municipality attend Shanty Bay Public School and secondary students
attend Eastview Secondary School.

My wife Kathleen, son Brendan and myself live in the house behind the
property to be discussed at to-nights meeting,our pool is only fifteen feet
from the boundary line.
.We are concerned about what the township will do with the land should
they acquire it.
We understand one of the proposals is to turn it into some kind of parkland
area,ifthis is the case we feel there could be a problem with individuals
making it a place to hang out and possible vandalism as has been the case in
Barrie.
Apari from the original expenses involved in setting up and maintaining the
area there could be additional expenses in dealing with the effects of misuse
plus a possible problem with inappropriate behaviour,we have A TV's and
dirt bikes using the trail in spite of them being prohibited,my concern is we
may be creating new problems in the future.

Oro Medonte Council will be debating the zoning of the
property adjacent to the rail trail and fronting on Line 2 on
the south east side (66' X 300')
If this property is zoned for residential use the village may
lose the opportunity to keep it in public hands. This
property has historical significance, being the site of the old
Gowan Railway Station.
We urge all residents of Shanty Bay and area to attend the
public meeting on Monday October 18th at 7:00 PM at the
Township administration building. Written submissions can
also be made in advance.

We, being residents of Shanty Bay feel this land should be
kept in private hands, due to ~ts historical significance.
Also does Oro not need another legal but non conforming Lot on
its # Roll list.
P.S. Also being rail lands, is this property subject to
c;ntaminated soils and if it is, who is responisible for clean
up and disposing of said soils and at who's cost and liability
for legal expense. Also we feel the Ministry of Environment
should give an assessment of this property.

The village is going to grow and the township as well - some of us give money to the rail trail each year and I
think the township could use this money to buy this property -as to the future as well as now the property would
be a definite asset to the township - Paul where is the vision in this township anyhow? what about your wind
power, the highspeed internet etc - the list goes on we need to become more progressive and not wait and do
things at the last moment - let us start looking to the future with more vision and definitive action, if not we are
going to see the township will die a quick death .You and your fellow council members need to become more
progressive or this will definitely happen, this is another wakeup call that should not be ignored by our council !-

I believe that the Old Gowan Station Property is an excellent place for a picnic area and a small parking lot. The
picnic area could be a grassy area and contain a couple of picnic benches,
Now that Barrie is going to be one of the prime growth areas of Ontario, the township of Oro-Medonte should
concentrate on the following items:
. Preserve our rural heritage and green spaces.
. Put all new development into the designated Rural Settlement Areas.
. Give the Lake Simcoe Region Conservation Authority more funds.
. Get serious about removing the amount of phosphorous flowing into Lake Simcoe.
. Stop the UCCI development proposal between the 4 th.and 5 th.lines
The township should concentrate on improving the quality of life and not the quantity of building permits issued,
Let us not judge the success of Orc-Medonte by the number of building permits issued each year but by things
devoted to improving the quality of life, like, for example, improving the quality of the water in Lake Simcoe and
. obtaining the old Gowan Station property.

We agree the Twp. of Oro-Medonte should purchase the Gowan Station site at Shanty Bay.
If the present owners are not allowed to build a house on this property the price should be adjusted accordingly.
The market value assessment could be used as a guideline.

The old Shanty Bay station should definitely be recognized at this site along with the Station masters who lived
there.
Also the village of Shanty Bay could be recognized here. The history committee could become involved in this
research.
Ideas for other uses could come later but the important thing right now is for the township to gain ownership of
this property.
We are interested and willing to help financially and with ideas.
Please keep us informed as to what is happening.
Re the dock- was money raised to help with the repair work? I know you were suggesting such!

old gowan station property
You last e-mail asked for more input re: the Gowan Station Property. A tot lot is a wonderful idea since many
people already park their cars on the edge of the concession and then un load their bicycles, strollers, dogs
etc. A parking lot would certainly be safer, ever more so in the winter when the snow banks are high and it is
almost impossible to park safely on the side of the road, Isn't this what the rail trail is for??? I mean USING BY
PEOPLE? As for maintaining and displaying the heritage of our lovely Township, all the more power to you!!!

Dear Paul
We heartily endorse the move to have the Gowan Station property become a park. It will be a fitting location for
the Shanty Bay Area Fieldstone Fence project. Please take whatever action you deem appropriate to make this
happen.
Also, our road has benefitted from the recent grading and is much better to drive on. Thanks. Oiling the whole
thing would certainly be worth a try, How expensive is it to do tar covered with crushed stone compared to oil? It
is possible that once the construction phase of the development on the Bidwell Road is complete that the heavy
traffic will be reduced. The newest phase is roughed in, but I don't think the lots are on the market yet. The
eventual residents of the last loop may use line 1 as their access. I doubt they will use line 2.

Paul,
Thank you for letting us know about the Gowan Station property adjoining the Raiitrail.Maureen and I would like
to see our Township do the right thing and retain this piece of land as a Historical site or as parkland. In fact it
could be used or developed as a stopping/resting point for Railtrail users. We might be talked into paying for a
wooden deck covered by an attractive shade pergola, obviously an attractive thing suitable to the site. Good luck
with this issue. Keep up the good world
