10 18 2004 P129/01 Public Agenda NOTICE OF PUBLIC MEETING FOR PROPOSED AMENDMENT TO THE ZONING BY -LAW OF THE TOWNSHIP OF ORO-MEDONTE P-129/01 TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public Meeting on Monday, October 18, 2004 at 7:00 p.m. in the Municipal Council Chambers. The purpose of the public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the Zoning By-law Amendment would be to rezone the lands described as Concession 8, East Part of Lots 12 & 13 (formerly within the Township of Medonte). The subject land is currently zoned Environmental Protection (EP). The applicant is proposing to rezone the subject land to an Agricultural/Rural (A/RU) Zone to recognize the existence of a single detached dwelling on the property. A KEY MAP illustrating the location of the subject lands is provided below. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public meeting or make written submissions to the Township before the proposed Amendment are adopted, the Ontario Municipal Board may dismiss all or part of the appeal. If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning By- law Amendment, you must make a written request to the address below. Dear Mr. Karaiskakis; RE; Zoning By-Law Amendment P.129/01 Concession 8, East Part of Lots 12 & 13 (Former Township of Medonte) Thank you for circulating the County of Simcoe. This property is designated Rural and Agricultural as well as Greenlands and is subject to the Rural and Greenlands policies of the Simcoe County Official Plan. The applicant is proposing to rezone the subject lands to an Agricultural/Rural Zone to recognize the existence of a single detached dwelling on the property. County planning staff have no objection to this application in principle, however, it should be recognized that a portion of the subject lands are designated Greenlands and the entire property has been mapped as deer wintering by the Ministry of Natural Resources. As such, according to Sections 3.3.5 and 3.7.5 of the County Official Plan, any development and site alteration on the subject lands is subject to an EIS which can demonstrate that there will be no negative impact on the natural features and ecological functions for which the property is identified. According to the Simcoe County Official Plan, development means the creation of a new lot, a change in land use, or the construction of buildings and structures, but does not include activities that create or maintain infrastructure. Site alteration means activities, such as fill, grading and excavation that would change the landform and natural vegetative characteristics of the site. In accordance with Section 4.11 of the County of Simcoe Official Plan, this application is also subject to all other applicable Provincial, County and Local planning policies and by-laws.
