EXPLANATORY NOTE
.
This By-law No. 83- 12 for the Township of Medonte
amends Zoning By-law No. 82-25 which permits and regulates
the use of all lands, buildings, and structures within
Medonte Township.
As a result of the responses received from ratepayers
to the circulation of By-law No. 82-25, several changes have
been made to that By-law by Medonte Township Council. By-law
No. 82-25 as amended by this By-law will be submitted to the
Ontario Municipal Board for their approval as the new compre-
hensive Zoning By-law for the Township of Medonte, once the
period for filing objections to this amending By-law has expired.
Sections I and 2 of By-law 83- 12 will change the zoning
of small portions of two properties from Low Environmental
Sensitivity (ES2) to Rural (RU).
Sections 3 and 7(a) of By-law 83- 12 will recognize the
existing cooking school and cookware shop in Hillsdale.
Sections 4 and 7(b) restrict the use of lands on the
Medonte corner of Craighurst to a restaurant, convenience store,
and two residential apartments as well as limiting the maximum
ground floor commercial area and requiring a certain minimum
amount of parking. This reflects a decision of the Ontario
Municipal Board on By-law No. 82-23 which was given at a hearing
on March 21, 1983.
Section 5 deletes "group home" as a permitted use in the
General Residential (R1) and Rural (RU) Zones in By-law No. 82-25.
Section 6 revises the Zone Regulations for various agricul-
tural, forestry, and other uses permitted in the Rural (RU) Zone.

BY-LAW NO .83- 12 OF THE TOWNSHIP OF MEDONTE
.
A By-law of the Corporation of the Township of Medonte to
amend Zoning By-law No. 82-25, a By-law passed under Section
39 of the Planning Act, R.S.O. 1980, as amended, to regulate
the use of land and the erection and use of buildings or
structures in the Township of Medonte.
WHEREAS the Council of the Corporation of the Township of
Medonte passed Zoning By-law No. 82-25 on October 12, 1982
and circulated that By-law to all ratepayers within the
municipality;
AND WHEREAS Council now deems it expedient to make certain
amendments to By-law No. 82-25 as a result of this circulation
process;
NOW THEREFORE the Council of the Corporation of the Township
of Medonte enacts as follows:
1. Schedule "A" Map "1" to By-law No. 82-25 is amended by changing
the portion of Lot 2, Concession VI shown on the attached
Schedule "A" to this By-law in heavy outline from Low Environ-
mental Sensitivity (ES2) Zone to Rural (RU) Zone.
2. Schedule "A" Map "3" to By-law No. 82-25 is amended by changing
the portion of Lot 10, Concession XI shown on the attached
Schedule "B" to this By-law in heavy outline from Low Environ-
mental Sensitivity (ES2) Zone to Rural (RU) Zone.
3. Schedule "A" Map "5" to By-law No. 82-25 is amended by changing
the portion of Lot 55, Concession I lying at the southwest
corner of Martin St. and Highway No. 93 shown on the attached
Schedule "c" to this By-law in heavy outline from General Res-
idential (Rl) Zone to Zone Exception Rl-5. (Refer to Section 7
of this By-law)
4. Schedule "A" Map "6" to By-law No. 82-25 is amended by changing
the portion of Lot 41, Concession I shown on the attached
Schedule "D" to this By-law in heavy outline from General Comm-
ercial (Cl) Zone to Zone Exception Cl-l. (Refer to Section 7
of this By-law)

Subsections 2.1.2 and 2.19.2 of By-law No. 82-25 are amended
by deleting the term "a group home" from the list of permitted
uses in the General Residential (Rl) Zone and the Rural (RU)
Zone respectively.
6. Subsection 2.19.3 of By-law No. 82-25 is amended by deleting
items (a) and (b) under Zone Regulations and substituting the
following:

(a) For agricultural uses not referred to in (b)
below, intensive agricultural uses, and riding
stables:
Minimum lot area 4 hectares
Minimum lot frontage 60 metres
Minimum yard requirement 10 metres from
any lot line
Maximum building height 15 metres
(b) For field, vegetable, fruit, nut and flower
crops, forestry and conservation uses, apiaries,
kennels and veterinary clinics:
Minimum lot area 1 hectare
Minimum lot frontage 60 metres
Minimum yard requirement 10 metres from
any lot line
Maximum building height 15 metres
7. Subsection 2.21 of By-law 82-25 is amended by adding the
following:
a) 2.21.17 Rl-5
The lands in Lot 55, Concession I lying at the
southwest corner of Martin St. and Highway No. 93
shown as Rl-5 on Schedule "c" to this By-law, which
are presently being used as a cooking school and
a cookware retail shop, may continue to be so used.

Notwithstanding any other provision of this By-law,
the lands in Lot 41, Concession I, shown as Cl-l
on Schedule "D" to this By-law, shall be restricted
to the fOllowing permitted uses: a convenience store,
a restaurant, and a maximum of two residential apart-
ment units. The maximum ground floor commercial space
permitted shall be 186 square metres. A minimum of
twenty-four (24) parking spaces shall be provided.

8. Schedules "A", "B", "C", and "D" attached hereto form part
of this By-law.
9.
This By-law shall come into force and take effect upon being
passed by Council, subject to the approval of the Ontario
Municipal Board.
BY-LAW READ a first, second, and third time and finally passed
this 12th day of April, 1983.
