MINUTES OF THE EIGHTH MEETING OF THE ORO PLANNING ADVISORY COMMITTEE
MEETING HELD THURSDAY OCTOBER 14, 1993. @ 7:00 P.M. - COMMITTEE ROOM

DELEGATIONS
(a)
7:15 p.m. Development Application P-1/91 (Houben), an
application for a Draft Plan of Subdivision. The legal
description of the subject lands is West Half of Lot 10,
Concession 10.

Mr. Nick McDonald, Agent, Mr. and Mrs. Houben, Applicants,

appeared before the Planning Advisory Committee to review the
application.
Mr. Nick McDonald, Agent, discussed the background of this
application, and what the changes have been to the revised draft
plan now being submitted to the Planning Advisory Committee. Mr.
McDonald then proceeded to deal with the technical aspects of the
draft plan including parkland, new location of the road layout
and cUl-de-sacs, lot size and frontage requirements, and storm
water management.
Mr. McDonald also stated that with the new road pattern the
number of lots had decreased from 29 to 26. He also indicated
that the revised plan will be submitted to the Minister of
Municipal Affairs in the next couple weeks.
There was general discussion by the Planning Advisory Committee
members regarding the technical aspects of the plan as indicated
above in regard to revisions to the plan.
(b) 8:00 p.m. Development Application P-14/89 (Bravakis Edgar), an
application for a Draft Plan of Subdivision. The legal
description of the subject lands is West Part of Lot 10,
concession 5.

Mr. Ray Kelso, Planning Consultant, Mr. Vincent DiBacco,
Engineering Consultant, Mr. Peter Bravakis, Applicant, Mr. Howard
Simpson, Mrs. Karen Simpson, and Mrs. Carol Simpson, Adjacent
Land Owners, appeared before the Planning Advisory committee to
review the application.
Mr. Kelso, Planning Consultant, discussed the background of this
application, and what the changes have been to the revised draft
plan now being submitted to the Planning Advisory Committee. Mr.
Kelso then proceeded to deal with the technical aspects of the
draft plan including parkland, fire protection block, storm water
management block, road design, and lot size and frontage
requirements.
Mr. Kelso stated that a plan is already in circulation at the
Ministry and that this meeting was to discuss concerns of the
Township regarding their commenting to the Ministry.
There was general concern raised by the adjacent land owners
(Simpson's) regarding the drainage from the subdivision flowing
across their property.
There was lengthy discussion by the Planning Advisory Committee
members regarding the technical aspects of the plan as indicated
above in regard to drainage and revisions to the plan.

7. RECOMMENDATIONS
Moved by Mr. Alan Wayne, and
Seconded by Mr. Jim Noble
It is recommended to Council in regards to Development Application P-
1/91 (Houben), Concession 10, West Half of Lot 10, a proposed draft
plan of subdivision, that the applicant address the concerns of the
Township Planner and Township Engineer and that upon receipt of a
revised plan, the Township Planner comment favourably to the Minister
of Municipal Affairs on the plan. And further, that the applicant be
advised that the driveways for lots 5,6,11, and 12 be appropriately
located for snow removal.

It is recommended to council in regards to Development Application P-
14/89 (Bravakis Edgar), Concession 5, West Part of Lot 10, a proposed
draft plan of subdivision, that the applicant revise the plan and
address the concerns of the Committee, and that he submit this plan to
a future Planning Advisory Committee. And further, that all required
information be submitted to the Township staff 3 weeks prior to the
Planning Advisory Committee meeting.
