Minutes of a Special Meeting of Council held under Section 34 of the Planning Act
on July 16, 1992 at 9: 00 a. m. in Council Chambers, Moonstone.

Reeve Beard called the meeting to order at 9:00 a.m.
The Clerk advised that the meeting was called under the Planning Act to consider
the rezoning of lands Part Lot 55 Con 1 to allow 21 lots in a 70 lot subdivision
to have homes having a square footage of 93 sq. metres (1000 sq. ft) instead of
the 110 sq. metres (1184 sq. feet) required in the residential zone.
He advised that notification for the meeting was given by publishing in the
Elmvale Lance on June 27, 1992 and by mailing out notice to 60 landowners in
Medonte Township and 5 landowners in Flos Township as well as to the required
provincial Ministries and Agencies. The Clerk read a letter from the Simcoe
County District Separate School Board.
Reeve Beard asked those in attendance if there were any questions.
Mr. Neil Craig from Flos Township advised that their By-law required a 1000 sq.
foot dwelling so that there would be no problem or conflict after these lands
ended up joined with Flos after Restructuring of Simcoe County.
Councillor Dickie asked what affect the proposed provincial legislation to allow
apartments would have. Mr. McNair advised the legislation would allow the
duplexing of the houses and that there was no size requirement.
Mr. McNair advised those in attendance that the development had been downsized
since 1991 by the Health Unit from 73 lots in total to 70 lots.
Mr. Scott Langford of Hedbern Homes showed those in attendance pictures and floor
plans of the houses to be constructed.
Mr. G. McDonald asked where the development stood. The Clerk advised it was at
draft plan of subdivision stage and that a subdivision agreement was being
negotiated.
Mr. Craig asked if the draft plan had a one foot reserve along the back of the
lots along the FlosjMedonte Town Line. Mr. McNair advised it did.
Mrs.Drennan a neighbouring property owner asked if this affected her zoning. The
Clerk advised she was zoned Residential and would remain so unless a rezoning was
requested.
Reeve Beard asked anyone who wished to sul::mit comnents do so by August 1, 1992.
Reeve Beard declared the meeting closed at 9:25 a.m.
